With the 2024 pasture grazing leases being finalized, attention to detail is crucial. Pasture leases typically span 5 to 6 months, starting in April or May and ending in October. Specific start and end dates should be flexible to accommodate varying weather conditions, including the impact of spring weather and previous droughts on grass recovery.

A critical aspect of any pasture lease is a clause detailing actions in case of drought during the lease period. Common solutions include reducing the stocking rate or shortening the grazing period.

Adjustments should also be considered for other unforeseen circumstances like severe hail, grasshopper infestations, or wildfires. In such cases, the pasture rent should be aligned with the actual grazing period.

To simplify adjustments, leases can be priced based on grazing animal unit months (AUMs) instead of a flat rate per acre or cow-calf pair. This approach allows for more flexibility in managing grazing duration, especially if there is an unexpected increase or decrease in pasture availability.

Other crucial components of a pasture lease include responsibilities for fence maintenance and repair, weed control, and managing livestock water supply. Some landowners may also have specific requirements regarding grazing rotations across multiple pastures.
